📅 Management Transition Notice

As of 17th January 2025, management of The Gatehaus, Bradford BD1, has officially transitioned to The Gatehaus RTM Company Ltd.

What this means for you:

  • The previous managing agent, Advance Block Management (ABM), has been formally removed.

  • Do not make any payments to ABM going forward.

  • All service charges, building insurance, arrears, and access matters (e.g., key fobs) are now handled exclusively by The Gatehaus RTM Company Ltd.

  • All leaseholders have been set up on our online platform, Blockman.

All service charge payments must now be made to:

You will receive direct invoices for:

  • Service charges

  • Building insurance

  • Any outstanding arrears


Frequently Asked Questions (FAQs)

💵 How do I pay my service charge?

Service charges are billed via the Blockman portal, where you can also access statements and updates. You must ensure your account is set up and payments are made on time to avoid penalties.

📈 How do I pay for building insurance?

Insurance is now managed by The Gatehaus RTM Company Ltd and will be included in your service charge invoice. No payments should be made to ABM.

🏡 Who do I pay ground rent to?

Ground rent must still be paid to the freeholder’s agent:

📦 Where are the post rooms?

Located in GH1 and GH2. Please ask security, your landlord, or the managing agent for the access code. These areas are locked and monitored by CCTV.

🚴️ Where is the bin/refuse area?

The bin area is on the Upper Level of the Car Park. It is designated for household waste only. Do not leave bulky items or furniture—violators will be fined and may be prosecuted. Area monitored by CCTV.


🚪 Key Fob Access & Renewal Process

All fobs are issued with an expiry period of 6 or 12 months, depending on whether you are a leaseholder or tenant.

✅ To Renew a Fob:

  1. Tap your expired fob three times on the car park fob reader (near the shutter).

  2. Email access@thegatehaus.co.uk with:

    • Proof of tenancy or ownership

    • Photo ID (passport or driver’s licence)

    • Parking permit (if applicable)

    • The date & time of the fob tap

If the fob does not respond, it may be damaged and will need replacing.

🏠 Parking Permit Applications

If your lease includes a parking bay, you can apply for a parking permit:

  • Fee: £30 (one-off)

  • Provide proof of ownership of your bay (as per lease)

  • Permits issued within 5 working days upon verification

⚒️ Maintenance & Building Issues

🛠️ Reporting Communal Issues:

Email: info@thegatehaus.co.uk (e.g., corridor lights, lift faults, door access)

🏠 Issues Within Your Flat:

These are the responsibility of the leaseholder. Contact your landlord or letting agent. For example, internal leaks must be addressed quickly to avoid causing damage to others’ properties. Delays may result in liability.


Water & Electricity Readings

Monthly readings are available. If you’re moving in or out, email info@thegatehaus.co.uk at least 5 days in advance to request meter readings.

Key Fob Terms & Conditions

By accepting a fob, you agree to the following rules:

  • No antisocial behaviour

  • No ball games in communal spaces

  • No items to be left in hallways or stairwells – these will be removed without notice

  • No dumping of rubbish or bulky items

  • Only dispose of waste in the designated bin area

Violations May Result In:

  • Fines from £50

  • Fob deactivation

  • £25 reactivation fee

CCTV and access logs will be used to enforce building rules.
