It is important that you have your service charge account set up, without this in place we will not be able to provide access to the building this includes issuing new fobs or renewing any fobs.

Who do I pay my service charge to?

The managing agent for Gatehaus Bradford BD1 is Advance Block Management, appointed by The Gatehaus RTM Company Ltd.

Your service charge will be collected by Advance Block Management. You need to contact them to set up your service charge account and ensure timely payment to avoid administrative and legal costs. They use an online tool for managing service charges. Once you are registered and set up, you can see your latest service charge account statement along with other useful information.

Access Control:

To access the building, you will need a valid electronic key fob. Residents, managing agents, and landlords should already have key fob to access the building.

However, if you require an additional or a replacement of damaged/faulty fob, you will need to purchase one from The Gatehaus RTM Company Ltd at a cost of £25 each. Email info@thegatehaus.co.uk for payment details or visit https://thegatehaus.co.uk/faq/ for more details

Please note that for security reasons, we will not activate any fob that is not supplied by us. Activation is only available for fobs provided by The Gatehaus RTM Company Ltd.

 

Renew Fob / Access:

All fobs issued will have an expiry date, typically six months or 12 months, depending on your status (owner or tenant). In some cases, the expiry period may be longer.

If your fob expired, we would reactivate it for free within 48 hours. For renewal, the following documents will be required:

Proof of tenancy or ownership or a letter of authority from the leaseholder or landlord.

Copy of identification (driving license or passport).

Proof of address.

If you have a parking bay, you will need to provide a copy of your permit – otherwise car park access will not be granted.

 

To initiate the renewal process,

please tap our expired fob three times on the car park fob reader, located outside the car park shutter areas. Confirm the date and time to us, and we will be able to identify your expired fob and initiate the renewal process.

If your fob does not respond, it may be damaged, and you will need to purchase a replacement fob.

 Violations and Penalties:

Violation of any of the terms and conditions of the Fob agreement may result in penalties, including but not limited to fines of a minimum of £50, and/or deactivation of the key fob. The amount of fines and penalties shall be determined by the Issuer as appropriate. Reactivation of a deactivated key fob will incur a fee of £25.
