How do I report communal issues?

You can report issues related to communal areas through Fix Flow – https://advanceblockmanagement.fixflo.com/issuereport/CreateIssue

Fixflo is used for reporting Building Maintenance Issues to the management agent – ABM (Advance Block Management). Please note that Fixflo is used for reporting communal issues only. If there are any issues within your flat, please contact your agent or landlord immediately.

I have an issue within my flat, who do I report it to?

As a leaseholder, you are responsible for rectifying issues within your flat. For example, if you have a leak, it is your responsibility to arrange for the necessary repairs. Please don’t delay addressing the issue as damage from your property may impact others, and you may be liable for the remedial cost.

(LEASEHOLDER) How do I pay the service charge?

Your service charge will be collected by Advance Block Management. You need to contact them to set up your service charge account and ensure timely payment to avoid administrative and legal costs. They use an online tool for managing service charges. Once you are registered and set up, you can see your latest service charge account statement along with other useful information.

Ground rent is payable to Rendall and Rittner Ltd at 0207 702 0701, as determined by the freeholder. Please contact Rendall and Rittner regarding the payment of your ground rent. It is important to pay your ground rent on time to avoid potential costs and the risk of losing your flat.

Where are the Post Rooms?

The Post Rooms are located in GH1 and GH2. Please ask security, the landlord, or the agent to show you. The doors are locked, and you will need a key code to access. The area is monitored by CCTV.

Where is the Bin Area/Refuse area?

The Bin Area/Refuse area is located in the Upper Level of the Car Park. It is only for household waste and not for bulky items or furniture. The area is monitored by CCTV. Anyone caught dumping will be fined and may be prosecuted.

How do I obtain a parking permit?

If your flat includes a parking bay, you can obtain a parking permit. The cost of the parking permit is £30. You will need to provide proof of ownership of the parking bay as stated in your lease. Once all the necessary information is verified, you should receive the parking permit within five working days.

How can I get water and electricity readings?

Both water and electricity readings are provided on a monthly basis. However, if you are moving in or out of the property, you can request these readings by email at least five days in advance.

Is there a WhatsApp group for leaseholders?

Yes, there is a WhatsApp group available for leaseholders. Once verified, you will be added to the group. Please email your WhatsApp number to be included.

What happens if  Fob T&C is violated?

 Violation of any of the terms and conditions of the Fob agreement may result in penalties, including but not limited to fines of a minimum of £50, and/or deactivation of the key fob. The amount of fines and penalties shall be determined by the Issuer as appropriate. Reactivation of a deactivated key fob will incur a fee of £25.

 

Key Fob Issuance Agreement

This Key Fob Issuance Agreement (“Agreement”) is made effective as of 1st May 2024, between The Gatehaus RTM Ltd, located at The Gatehaus, Leeds Road Bradford BD1 (“Issuer”), and Tenant, residing at The Gatehaus, Leeds Road, Bradford BD1.

Key Fob Issuance: Issuer agrees to provide Tenant with a key fob for access to The Gatehaus Buildings, located at Leeds Roads, Bradford BD1.

Terms and Conditions: By accepting the key fob, Tenant agrees to abide by the following terms and conditions:

Tenant shall not engage in any antisocial behaviour on the premises.

No Ball games within The Gatehaus (this includes hallways, stairs and court yard)

Tenants personal belonging cannot be left in the communal area (including hallway, outside flats front door common area any items left will be disposed WITHOUT notice – this is in line with building health and safety policy.

Tenant shall not dump rubbish or waste on the premises or in common areas.

Tenant shall only dispose of household rubbish or waste in the designated bins allocated in the Bin Room located on the upper floor car park.

Bulky items (e.g., bed, mattress, table, sofa, chairs, fridge, etc.) must be disposed of correctly by hiring a private contractor or taking them to a recycling site. They must not be left in the bin room or anywhere within The Gatehaus. Offenders will be fined, charged for full clearance, and access to the building restricted.

Management will use CCTV footage and access control data to identify offenders and pursue necessary actions.

Tenant shall adhere to all rules and regulations outlined in the lease agreement and building policies.

Tenant shall promptly report any lost or stolen key fobs to the Issuer.

Violations and Penalties: Violation of any of the terms and conditions outlined in this Agreement may result in penalties, including but not limited to fines and/or deactivation of the key fob. The amount of fines and penalties shall be determined by the Issuer. Reactivation of a deactivated key fob will incur a fee of £25.

Key Fob Deactivation: In the event of a breach of this Agreement, the Issuer reserves the right to deactivate the key fob issued to the Tenant. Deactivation may result in restricted access to the premises or common areas.

Governing Law: This Agreement shall be governed by and construed in accordance with the laws of the United Kingdom.

Entire Agreement: This Agreement constitutes the entire understanding between the parties concerning the subject matter herein and supersedes all prior agreements, understandings, negotiations, and discussions, whether oral or written.

Modification: No modification of this Agreement shall be valid unless made in writing and signed by The Gatehaus RTM Ltd.

Severability: If any provision of this Agreement is held to be invalid or unenforceable, the remaining provisions shall continue to be valid and enforceable to the fullest extent permitted by law.
